New solutions were created for Eden in Malmö

A new concept with innovative special solutions from Europrofil

One of the many projects currently under construction in the Hyllie district of Malmö is the Eden office building. Contractor MVB has been commissioned by Kungsleden to complete the building in the second quarter of 2021.

The building is Kungsleden's first new construction project and also the first time the company has applied its own Symbiotic Building concept. The Symbiotic Building concept can be implemented in both new and existing buildings and requires that aspects in four areas be fulfilled:

  • Health – the building should be good for people's well-being and promote creativity, efficiency, and performance.
  • Service – the building should have a community feel and offer services that make life easier, such as parcel deliveries, catering, meeting rooms, and more.
  • Intelligent and smart technology – the building will offer innovative solutions such as digital tools for internal communication, sensors that show available space, temperature indicators, plants that purify the air, technology that encourages movement, areas for testing new technology, and more.
  • Close to nature – nature should also be close by indoors, especially in communal areas. Sounds, light, scents, and materials should also imitate nature.

The first sod was turned in November 2019. Occupancy is expected in the second quarter of 2021. The building will be certified according to LEED (at least gold level) and The Well Building Standard.

New ideas and solutions were born during the project together with the customer.

Europrofil became involved in the project at an early stage and was commissioned to supply both products and solutions. Since the exterior wall construction in this project differs somewhat from a traditional cavity wall, Europrofil has worked with the contractor MVB to create new solutions.

Among other things, the innermost exterior wall consists only of studs around the windows and a specially manufactured rail that acts as a hammer beam and sill. The inner exterior wall frame supports the outer wall through this specially designed exterior wall sill/hammer beam.

The material chosen for the façade is slate supplied by Nordskiffer. The building also has rounded corners, which required innovative thinking on the part of Europrofil's development department. A new type of VFL (ventilated façade batten) has been developed for the project, making it possible to build the façade around rounded corners.

Europrofil used MVB to perform all quantity calculations for interior and exterior walls. Since creating documentation and finished drawings for partition walls is a time-consuming process, the idea arose to develop conversion software. Europrofil developed an in-house tool that converts drawings in BlueBeam into finished drawings. This saves a lot of time and minimizes the risk of errors. The step between drawing and finished wall is now one step shorter. The idea for the program came during the course of the project, but can of course be used in the future for other buildings and structures.
